At The Alastair at Aria Village, we offer one, two, and three-bedroom homes in Sandy Springs, GA. Our apartments start at 701 square feet up to 2,078 square feet. To view current availability, please visit our Floor Plans page.
We do not permit satellite dish installations.
Yes, but residents are responsible for painting the walls back to the original color at move-out.

The Alastair at Aria Village offers a variety of home and community amenities, including a saltwater pool with sundeck, grilling area, fire pit, indoor and outdoor lounge spaces, golf simulator, quartz or granite countertops, Sonos wireless speakers, programmable thermostats and more. We do not offer furnished apartment homes, but we can provide recommendations for furniture rental companies.
We do not offer corporate units directly, but we can refer you to our corporate housing partners who provide units within our building. Please contact the office for more details.
Yes, we have a 2-story fitness center with 24/7 access for residents.
Yes, we have a courtyard pool located on the north side of the community near the leasing office.
Cable or internet is not included in the rent amount. The Alastair at Aria Village apartment homes come cable-ready and pre-wired for high-speed internet through Xfinity or AT&T. This is a fiber-only building.
Yes, we offer on-site storage options. Please contact the office directly for availability and pricing.
The Alastair at Aria Village provides convenient package concierge lockers and a spacious mailroom on the first floor. All package couriers are directed to use this package system. Packages need to be picked up within 3 days of receipt. If any packages are not able to fit in one of the lockers, the couriers are advised to leave them at the resident's door.

Your total gross income must not fall below three (3) times the amount of rent you will be required to pay, considering any state, federal or local assistance, benefits, or subsidies you receive. The income requirement may be modified if required by federal, state, or local government subsidy or financing programs. A guarantor or additional deposit may be required if the income requirements are not met. All applicants are subject to approval through ScreeningWorks, the community’s third party applicant screening agency. Screening criteria will be applied uniformly and in a manner consistent with all applicable laws, including state and federal housing laws, federal fair credit reporting laws, program guidelines and administrative rules. Approval of all applicants are based on an empirical system that incorporates multiple credit factors along with other non-statistical factors to determine overall applicant worthiness.
Applicants are required to verify income by completing an income verification step provided in the applicant portal after the application is submitted. Applicants can connect a bank account or upload a pay stub to be verified. In some cases, your employer may automatically provide salary information through The Work Number. Self-employed applicants must either connect a bank account, provide a financial statement prepared by a CPA, or the previous year’s W9. Newly employed applicants must provide an official offer letter including salary and start date from the employer.
A valid government-issued photo identification is required as part of the application process. The following are acceptable forms of identification:

Yes, you can have a guarantor. The guarantor must meet the qualifying criteria and have a gross income that is 5x the rent amount. Guarantors are for people who do not qualify for income only.
You MUST include everyone who will be living in the apartment, including those under the age of 18 and guarantors (if applicable). Everyone 18 and older will be listed as a leaseholder for your apartment.
If you are the first person filling out the application, you will be prompted to invite, via email, all persons 18 and older to complete an individual application. For anyone under 18 years of age, only name and date of birth need to be entered.
If your application has not yet been approved by the leasing office, simply log in to your application, and invite them to complete an individual application.
Be sure to contact us to let us know you added someone so we can ensure they are included in the approval process. Note: If your application has already been approved, contact us and we can help.
All roommates must qualify to be approved, but applicants can apply to qualify on their own. All applicants over the age of 18 must be leaseholders.
When you log in to your Applicant Portal, any outstanding charges will appear so you can easily make a payment.

Lease
We have electronic lease signing which is super easy and convenient!
After your application is approved, each leaseholder will receive an email with instructions to review and electronically sign the lease.
Yes. Residents must obtain and maintain renter’s insurance with a minimum of $100,000 personal liability coverage during the term of their lease. If the resident has a pet, their policy must cover pets and animal bites. If the resident does not have renter’s insurance, they may contact ResidentShield, a leading insurance company that offers high quality, low-cost insurance protection to residents of our community. More detailed information about ResidentShield can be found at www.residentshield.com or by calling a licensed agent at (800) 566-1186.
Residents also have the option to get coverage through a different third-party provider. If a resident elects to obtain coverage from another insurance carrier, they will be required to provide the declarations page for their policy, including the name of their insurance company, the policy number, the effective and expiration dates of the policy and ensure that our property and information below is listed as an Additional Interested Party on the policy:

If we do not receive an updated Renter's Insurance Policy, the resident will be enrolled in our Master Insurance Policy and will have a recurring monthly lease charge to cover the home only. This policy does not insure your personal property within the home.
Lease terms can range from 1-15 months.

Yes, with applicable early termination fees listed in your lease agreement.
Generally, individuals not listed on the lease may not stay in the apartment for more than 7 consecutive days in a week or exceed 14 days in a month. However, please consult with management for further clarification and tailored guidance regarding your situation.

Payments
Once your application has been approved, we will contact you by phone and send you a “welcome letter” via email, which will include the amount of your first payment and other important information about your move.
The remaining balance from your security deposit, if applicable, will be refunded once final utility fees and cleaning and/or damage fees are charged.
Rent is due by the 3rd of each month.
Resident Portal
Yes! You can access the portal using the Westdale Living Mobile App, available on Google Play and The App Store.
Through the app, you can make payments, create maintenance requests, and get notified of announcements and calendar events when you turn on push notifications.
As a resident, you will have access to a portal where information on your account, your lease, your utilities, community events and general information and updates will be accessible. We encourage residents to check the portal at least weekly and allow push notifications for community updates.
Residents can access the portal online at www.westdaleresidents.com or through the Westdale Living Mobile App, available on Google Play and The App Store.
Pets
Yes, The Alastair at Aria Village is pet-friendly. Please reference our pet policy on the Amenities page or contact us for more information.
Residents are permitted a maximum of 2 pets per apartment home at The Alastair at Aria Village.
The following breeds are not permitted in the community: Akita, American Bully, American Stafford Terrier, Bull Terrier, Bullmastiff, Chow Chow, Dingo, Doberman Pinscher, Giant Schnauzer, German Shepherd, Mastiff, Ovtcharka, Presa Canario, Pit Bull, Rhodesian Ridgeback, Rottweiler, Neapolitan Mastiff and wolf. In addition, we prohibit any dog with a history of biting, injuring any person or animal, or damaging property, or mixed breeds that have the predominant characteristics of any of the above breeds. Only domesticated, common household pets will be allowed.
Applicants and residents must complete a Pet Screening when submitting their rental application to determine if their pet is qualified to reside at The Alastair at Aria Village.
No, exotic pets, livestock, poisonous reptiles, amphibians or fish, snakes, birds of prey, insects, and arachnids are strictly prohibited. Also prohibited are rodents except for hamsters, guinea pigs or gerbils.
Parking
There is a limit of 1 vehicle per lease holder allowed. Any additional vehicles require reserved parking.
The Alastair at Aria Village features a 6-level parking garage exclusively for resident use, free of charge. We also offer rentable garages within the garage structure. For availability and pricing, please contact us.
We offer reserved parking spots at each level of our garage. These reserved spots are an additional monthly cost. Please contact us for more information.
Motorcycles must be parked in a reserved parking space.
The Alastair at Aria Village Offers electric car charging stations on-site exclusively for residents.

The Alastair at Aria Village is approximately a 9-minute drive from Northside Hospital, Emory St. Joseph's Hospital, and Children's Healthcare of Atlanta.
The Alastair at Aria Village is conveniently located less than 2 miles from popular stores like Costco Wholesale, Target, and Trader Joe's. Running errands or stocking up on your favorites has never been easier!
At The Alastair at Aria Village, we have our own dog park along with a pet spa! Our community is also about 10 minutes from the Morgan Falls River Park / Dog Park which has 2 fenced dog parks: one for small to medium-sized dogs and another for larger dogs.
The Alastair at Aria Village is in the zone for Woodland Elementary Charter School, Sandy Springs Charter Middle School, and North Springs Charter High School. We're also close to universities including the Art Institute of Atlanta and Gwinnett College - Sandy Springs.
